Full membrane replacement can be disruptive and expensive, involving lifting of adjacent roofing, cutting of cladding and removal of joinery etc.   Often the most cost effective option is to repair any obvious faults in the existing membrane and overcoat it with a high quality liquid maintenance membrane.  This approach can restore the waterproof properties of the original membrane, refresh it visually, and extend the life of the membrane system at a significantly lower cost than full replacement.

We recommend the Viking Roofspec product – SilCoat – for this work.  It is a high quality liquid silicone membrane coating, specifically formulated for repairs and maintenance and it is designed specifically to be applied over existing membranes.   It provides a seamless, UV stable membrane overcoat that will tolerate ponding water better than the original membrane. 

Known as Gaco Roof in the United States, the product has a long and very successful service history in the US, and we have done over 100 projects with this product, from a 6000m2 metal roof to small domestic decks and gutters.  We have case studies and references available for this system on request.
